The policy in plain language before the full terms.

  • A parcel reservation is a non-refundable service fee, not an escrow deposit.
  • It holds your parcel and tells us you are serious.
  • When you close, the full reservation is credited toward your parcel price. Follow through and it costs you nothing. The only way to lose money on a reservation is to not close.
  • Before going under contract, you can move your reservation between parcels and states, give it away, or sell it. A move is never a refund.
  • It never expires until you apply it to a property. Then the clock starts.
  • Going under contract spends it. Fail to perform and it is gone.
  • Do not reserve until you are sure.
  • Refunds are rare, fully at our discretion, and approved only by the CEO or COO in writing.

These are the questions we get most. The answers do not change based on who you ask or how many times you ask.

Is my reservation a deposit?

No. It is a reservation fee. A deposit is money held for you in an account. A reservation fee pays for work.

Is there a savings account that holds reservations?

No. Reservations go into our operating checking account, along with every other dollar the business earns, and get spent on operations. There is no separate account with your name on it. There never was. That is what makes it a fee and not a deposit.

Why can you not just send it back?

Because it is already spent. It paid for the meetings, the travel, the paperwork, and the hold on your parcel. There is nothing sitting in an account to send back. A refund would come out of the work we owe to serious buyers, and we will not take from them to pay back someone who changed their mind.

Does my reservation count toward my parcel price?

Yes. When you close, the full reservation is credited toward your purchase price. That is not a favor and it is not something you have to ask for. It is the rule. For the buyer who follows through, the reservation costs nothing.

I reserved two parcels. Can I get one back?

No. Two reservations are two commitments. The second one is not a backup you can hand back. You can move it to another parcel or property, hold it for a future property, give it away, apply it to a parcel's price, or sell it. But you cannot refund it.
